Understanding the Basics

Before we delve into the nitty-gritty, let’s familiarize ourselves with the concept of concrete problems. Concrete is a versatile material used in various construction projects, but factors like weather, usage, and poor installation can lead to issues. Let’s break down the basics:

1. Cracking:

Cracks in concrete are among the most common problems. They can result from shrinkage during curing, thermal expansion, and contraction, or even heavy loads. Cracks not only lower the appearance but can also compromise structural integrity.

2. Spalling:

Spalling occurs when the top layer of concrete flakes or peels off. This can be due to freeze-thaw cycles, water infiltration, or improper curing techniques.

3. Settlement and Sinking:

Uneven or sunken concrete surfaces can emerge from improper compaction of soil during installation, water erosion, or soil movement. Settlement and sinking can lead to tripping hazards and water pooling.

4. Efflorescence:

Efflorescence appears as a white, powdery substance on the surface of concrete. It’s caused by the migration of salts within the concrete, often due to moisture exposure.

5. Scaling:

Scaling occurs when the surface of concrete becomes rough and crumbly, resembling the texture of a peeled orange. It’s caused by the freeze-thaw cycle, de-icing salts, and poor concrete mix.

What’s Behind Concrete Problems

What’s Behind Concrete Problems

Understanding the underlying causes of concrete problems is key to finding effective solutions:

1. Environmental Factors:

Extreme weather conditions, such as freezing temperatures and excessive heat, can exacerbate cracking, spalling, and scaling. Exposure to moisture, chemicals, and pollutants also contributes to concrete deterioration.

2. Subpar Installation and Mixing:

Incorrect concrete mixing ratios, inadequate curing, and improper installation techniques can set the stage for various concrete problems down the road.

3. Heavy Loads and Overloading:

Concrete can crack or sink under the pressure of heavy loads, especially in high-traffic areas or structures like driveways.

4. Moisture Infiltration:

Water penetration can lead to freeze-thaw cycles, efflorescence, and spalling. Unsealed concrete is particularly susceptible to moisture-related issues.

Strategies for Solutions:

Let’s explore some effective approaches to tackling common concrete problems:

1. Proper Installation and Maintenance:

Ensuring correct mixing, installation, and curing practices from the beginning can prevent many concrete problems.

2. Sealing and Protective Coatings:

Applying sealers and coatings can create a barrier that shields concrete from moisture, chemicals, and other damaging elements.

3. Regular Inspections: Early Detection Matters:

Frequent checks of your concrete surfaces allow you to catch problems in their early stages, preventing them from worsening.

4. Proper Drainage and Grading:

Improving drainage and ensuring proper grading around concrete surfaces can prevent water pooling and reduce the risk of spalling and settlement.

5. Reinforcement and Repair:

For severe problems like cracks and sinking, reinforcement with materials like rebar and professional repair methods can restore structural integrity.

OUR LATEST PROJECT

Sunken Driveway That Also Led To Water Damage In The Foundation

The Problem:

The client called about a sunken driveway that needed to be leveled with the rest. Once on-site, our team noticed that there were signs of water damage as well. Water leaks were reaching the basement due to the slope of the concrete slab.

The Solution:

Our solution was to use our premium mudjacking services to resolve the issue. So we:

  • Drilled holes into the slab to pump concrete through them.
  • Jacked up the slab by pumping concrete into it with our slurry grout machine.

This raised the slab to level with the rest of the surface and alleviated all water-associated issues. Our slurry solution works by filling any void underneath with concrete so it will not sag back down in the future.
